Problem Statement
Describe the real estate problem: which transaction stage is affected (search, listing, offer, closing, post-close), which user type (buyer, seller, agent, broker, property manager), and what market conditions drive the problem.
Fair Housing Compliance
The Fair Housing Act prohibits discrimination in housing. Document how the feature avoids steering, redlining, or discriminatory filtering. Search and recommendation features must be audited for disparate impact. Advertising features must comply with HUD advertising guidelines.
MLS Integration
Specify MLS data requirements: which MLS systems to integrate (RETS, RESO Web API), data fields needed, update frequency, and IDX/VOW display rules. MLS compliance rules vary by region and require specific attribution and display standards.
Transaction Workflow
Map the real estate transaction workflow: listing creation, showing scheduling, offer submission, negotiation, contract execution, inspection, appraisal, closing, and post-close. Document which steps the feature affects and integration points with title companies, lenders, and escrow services.
Location Data
Real estate features depend heavily on location data: geocoding accuracy, school district boundaries, flood zone mapping, zoning data, and neighborhood statistics. Document data sources, accuracy requirements, and update frequency for location-based features.
